Handyman / Porter
The Handyman plays an essential role in maintaining the appearance, safety, and overall condition of the property. This position supports daily building operations by completing maintenance requests, repairs, apartment preparation, and common area and building systems maintenance. The Handyman also provides responsive resident service and works closely with the Property Management and Maintenance teams.
Responsibilities
Conduct daily inspections of common areas and building spaces for maintenance needs, safety concerns, litter, and equipment issues.
Respond to emergency maintenance requests and provide same-day service when required.
Respond to resident maintenance requests, including replacing air filters, installing or repairing locks, troubleshooting smoke detectors, and completing general apartment repairs.
Perform basic plumbing, electrical, and safety-related repairs in apartments and common areas.
Prepare vacant apartments for move-in, including repairs and general maintenance.
Maintain the cleanliness of exterior areas, including sidewalks, parking lots, and grounds.
Maintain and inspect sprinkler systems and trash disposal areas.
Test and troubleshoot appliances, including refrigerators, microwaves, stoves, ovens, and other household equipment.
Assist residents with questions regarding maintenance and the proper use of building equipment.
Complete maintenance requests and assignments from Property Managers and the Maintenance Department in a timely and professional manner.
Follow all company safety, maintenance, and resident service standards.
Maintain tools, equipment, and work areas in an organized and safe condition.
High school diploma or GED preferred.
Prior experience in residential, building, or facilities maintenance required.
Basic knowledge of plumbing, electrical work, and general repairs.
Ability to safely operate hand and power tools.
Knowledge of apartment and building systems.
Ability to stand, bend, squat, climb, and lift 40+ lbs.
Strong understanding of safety and security procedures.
Excellent communication and customer service skills.
Ability to prioritize tasks, respond to maintenance needs, and work independently.
Reliable, professional, and service-oriented.
Must wear company-issued uniform.
