Job Description
The Investor Relations Senior Analyst will help execute Public Storage’s Investor Relations program and support broader corporate strategies in conjunction with the Investor Relations team. The Senior Analyst will be a key member of the team that communicates the company's strategy, financial performance, and competitive positioning to public market investors, sell-side analysts, and the broader financial community - working closely with the senior executive team to do so. The role will support these initiatives through advanced financial analysis/modeling, preparation of both external and internal presentations, and cross-functional project support. Additionally, the role will afford unique opportunity to interface with Finance & Accounting, Legal, Revenue and Marketing, Real Estate, and other internal departments in support of Public Storage’s corporate strategy, capital markets, acquisitions, sustainability (ESG), and other key initiatives. The Senior Analyst will also interface with the financial community, regularly review external financial models to ensure accuracy, analyze peer REIT performance, and evaluate shareholder outreach strategies/execution.
Responsibilities
- Develop and execute investor-focused strategies in conjunction with the Vice President of Investor Relations and other team members
- Assist executive leadership with quarterly earnings including Board of Directors updates, messaging input, earnings call Q&A preparation, competitive analyses, and analyst/investor feedback
- Conceptualize and prepare investor presentations, press releases, earnings releases, financial supplemental packages, and acquisition presentations
- Design, coordinate, and participate in management communications calendar including investor meetings, roadshows, industry conferences, and investor days
- Engage directly with investors, analysts, and other stakeholders to communicate company strategy, performance, and financial guidance
- Monitor, analyze, and summarize sell-side analyst models and notes to understand investment community expectations and key assumptions
- Conduct economic, demographic, and other analyses on trends impacting the economy and self-storage business to inform strategic decision making and external messaging
- Conduct ad hoc analysis of internal operating and financial performance as requested by senior leadership
- Utilize experience to assist colleagues across the company in driving Public Storage’s broader strategic initiatives
Qualifications

Bachelor’s degree in Finance, Accounting, Economics, Business, Real Estate or related field
Minimum 1-3 years of financial analysis-related work experience, preferably with buy/sell-side, investor relations and/or financial planning/analysis, or comparable experience
- High degree of proficiency in Microsoft Office, including Excel for models and analyses and PowerPoint for presentations
- Strong understanding of financial statements and key competitive financial performance metrics
- Demonstrated aptitude and experience in leveraging AI to streamline processes and enhance project outcomes
Knowledge Skills & Abilities
- Ability to effectively collaborate with internal and external stakeholders at all levels
- Knowledge of finance, accounting, and public-company reporting practices
- Outstanding analytical skills
- Strong verbal and written communication skills, including presentation development and public speaking
- Understanding of valuation and modeling techniques used by investors and analysts
- Experience in real estate (particularly with real estate investment trusts) a plus
- Ability to work in a fast-paced, demanding, and dynamic environment while managing multiple priorities and shifting deadlines
- Ability to handle confidential information and material with the highest degree of professional responsibility
- Must have a high level of intellectual curiosity and strong desire to play an active role in broader business initiatives
- Must be a proactive self-starter who takes ownership and pride in their work
- Excellent organizational skills
