Job Description
ABOUT THE ROLE
We are looking for high-performing transaction professionals to join the Industrial & Logistics Services business of a leading international property consultancy firm.
The role will be responsible for driving individual transaction mandates from origination through closure, covering industrial, logistics, warehousing, land and related real estate requirements. The candidate will work closely with occupiers, developers, landlords, landowners, investors and other stakeholders to identify opportunities, structure transactions and deliver successful outcomes for clients.
The position requires a combination of business development, transaction execution, market intelligence, negotiation and client management skills.
KEY RESPONSIBILITIES
1. Transaction Origination & Business Development
- Identify and generate new transaction opportunities within the Industrial & Logistics sector.
- Develop relationships with corporates, 3PLs, e-commerce companies, FMCG, manufacturing companies, retailers, logistics operators, developers, landowners and investors.
- Generate leads through market mapping, networking, referrals, existing client relationships and proactive business development.
- Understand client requirements and convert them into actionable transaction mandates.
- Participate in client pitches, presentations, RFPs and business proposals.
- Maintain a strong pipeline of active and prospective transaction opportunities.
2. Transaction Execution
- Independently manage transactions from requirement understanding to closure.
- Conduct market research and identify suitable properties based on client requirements.
- Source and evaluate industrial buildings, warehouses, logistics parks, land parcels and development opportunities.
- Undertake property inspections and coordinate site visits with clients.
- Prepare property comparisons, financial analyses, transaction proposals and recommendation notes.
- Coordinate commercial negotiations between clients and property owners.
- Assist clients in evaluating rental, capital value, escalation, lock-in, security deposit, fit-out, CAM and other commercial terms.
- Drive transactions towards LOI, term sheet, agreement and final closure.
- Coordinate with legal, technical, project management and other internal/external teams to facilitate transaction closure.
3. Client Management
- Develop and maintain strong relationships with existing and prospective clients.
- Act as the primary transaction contact for assigned mandates.
- Understand client business requirements, expansion plans and real estate strategy.
- Provide timely market intelligence and transaction updates to clients.
- Ensure high-quality service delivery and maintain strong client satisfaction.
- Identify opportunities for repeat business and cross-selling of other real estate services.
4. Market Intelligence
- Maintain a strong understanding of the local and regional Industrial & Logistics market.
- Track rental values, capital values, vacancy, supply pipeline, land rates, upcoming developments and major transactions.
- Develop and maintain a database of industrial properties, warehouses, logistics parks and land parcels.
- Monitor competitor activity, market trends and emerging logistics/industrial clusters.
- Provide market inputs for client presentations, proposals and business development initiatives.
5. Transaction Documentation & Reporting
- Prepare transaction trackers and maintain accurate pipeline information.
- Maintain records of property options, client requirements, negotiations and transaction status.
- Prepare transaction reports, market studies, property comparisons and presentations.
- Ensure timely internal reporting of pipeline, revenue potential and transaction progress.
- Maintain appropriate documentation and ensure compliance with internal processes and company policies.
